Home Modifications
Homestead homes embody simple elegance and community spirit through thoughtful choices in architecture, building materials, landscaping, and decor. Adhering to our Design Guidelines not only enhances curb appeal but also establishes Homestead as a preferred community. Residents are asked to review these guidelines before considering any exterior modifications and submit applications to the Architectural Review Committee (ARC).
Common Area Maintenance Requests
The association is in charge of routine maintenance of all common areas. These services include pool maintenance, sign/ entrance maintenance, groundskeeping, outdoor lighting, amenity center, and sprinkler systems. Please let us know if there are any issues or concerns that are in need of maintenance or contracted vendor attention.
Resident Documents
As part of the Board of Directors' responsibility, members of the association have access to review the community's financial statements and audits in addition to meeting minutes, etc.
These reports and more can be found in your Ciranet Resident Portal Account, in the My Documents portions of the My Account menu. My Documents is where residents can find Annual Operating Budgets, Community Forms, Insurance Certificates, Minutes from Board Meetings, and more.
Amenity Registration
All homeowners will receive two (2) complimentary digital mobile access passes to the amenities. A maximum of two (2) additional resident mobile access passes may be purchased for $10 per pass. Our access control system is a cloud-based, touchless, and automatic door-opening system that offers the unique “Wave to Unlock” feature. You don’t even have to take out your phone or open the app to unlock the doors, simply “wave” your hand over the access panel and the door will unlock! To get your digital mobile access passes, fill out the Amenity Access and Usage forms, linked below and submit them to the Association team via email or in person. You will be notified via email with your unique activation link to our amenity access system, Avigilon Alta Open.
Open-air Pavilion Rental
The open-air Pavilion at Homestead Commons is the ideal space to celebrate birthdays, grilling out with your neighbors or gather with your social club. Residents may reserve the Pavilion for your special occasion on a first come, first serve basis. Availability for reservations is from 5:00am until 10:00pm, seven days a week. In general, a function is not to exceed four (4) hours including setup and cleanup after the function. Once a reservation form is submitted, please allow 24-48 hours for confirmation of your reservation. Reservation Fee: $50.00 (can be paid online through Ciranet Homeowner Account) Refundable Deposit: $150.00 Please submit your Amenity Rental Agreement to the onsite HOA office during business hours.
Leasing Your Home
Are considering leasing your home?
Per Article 2, Section 2.02 of the Development Area Declaration, all leases must be in writing and the Owner must provide to the Association a copy of the written lease on or before the expiration of ten (10) days after the effective date of the lease. All leases must be for the entire residence.
Access rights can be given to the Tenant/Occupant upon executing the Tenant/Occupant Registration form. Amenity access cannot be transferred from one Tenant/Occupant to another. Each time a property is rented or leased; all access rights will be voided before being reissued to a new Tenant/Occupant.
Governing Documents
Property owners’ associations have several essential documents that define the operating rules and restrictions for the association and the homeowners. The exact document titles may differ, but the functions they serve will be mostly the same.
Collectively, these documents are often called “dedicatory instruments” or “governing documents.”

Modification
Modifications guidelines and the review process is to promote aesthetic harmony of the community by providing for compatibility of specific designs with surrounding buildings, the environment and the topography to protect, maintain, and enhance values and a sense of place.
